Nashville Area Real Estate Market Report – November 2018

 
Average sales prices in NOV 2018 vs. NOV 2017 remained higher in all counties, except Davidson & Sumner. YTD Sales Prices compared to YTD LY continue to outpace last year, with Maury and Robertson showing the highest percent of increase at 9.9% % and 15.1% respectively. All counties in YTD 2018 continued to have higher median prices compared to YTD 2017.
 
Closed Units in NOV 2018 fell below NOV 2017, except for Maury and Robertson. However, on a YTD basis, all counties reported fewer closed sales compared to YTD Oct 2017. Sumner reported 7.0% fewer, and Davidson had 1.3% fewer.
 
Months of Supply showed improvements in all counties moving into November. Maury shows the most at 3.8 Months of Supply while Rutherford reports the least at 2.5 Months of Supply.
 
New Home Sales Percent to Total Homes Sold dropped slightly in all areas except Robertson-which showed a modest increase compared to last month.
