Nashville Real Estate Market Report January 2018

 
January 2018 average sales prices for the month are still tracking higher than January 2017 with Williamson increasing by 16.6%. However, compared to December 2017, all counties have decreased.
 
The January Median Sales Price also has increased vs LY, with Maury at a 14.1% improvement.
 
Closed SFH sales in Jan 2018 vs Jan 2017 show decreases in all counties but Wilson. Sumner had the highest decrease at 10.7%, while Maury reported the least at a 1.5% decrease.
 
Months of Supply remain relatively the same as in December. Total supply was 3.0 months in Williamson and 1.8 months in Rutherford. Homes entering the market now won’t change these numbers very much if sales remain as robust as they have been.
 
New Home Sales as a percentage of total single-family homes sold has increased in all counties. Williamson is the highest at 36.0% and Robertson is the lowest at 13.3%.
