February 2018 Nashville Real Estate Market Reports

The average sales prices in Feb 2018 continued to climb in all counties compared to Feb. 2017. Williamson had one of the highest at 12.3%, while Wilson increased the least at 6.4%. However, Feb. 2018 fell behind Jan 2018 by 2.0% in Williamson and 1.7% in Wilson.
 
Closed SFH sales in Feb 2018 vs Feb 2017 show 3 counties had fewer units sold. Sumner fell 16.6%, Maury by 14.1%, and Davidson by 4.3%. Wilson had an increase of 12.6% over Feb. 2017. The rest had ranges of 1.7% and 1.4% increases in Feb 2018.
 
Months of Supply remain relatively the same as in previous months. The sales are keeping pace with any inventory coming on the market. Five of the counties had very small decreases from the prior month.
 
New Home Sales as a percentage of total single-family homes sold have decreased some in all counties. Williamson had the largest decrease but remains at 33.4% New Home Sales vs. Existing in Feb. 2018.
