OCTOBER 2019 MONTHLY MARKET REPORTS
Avg. Sales Prices for October 2019 remained higher in all 9 counties when compared to October of last year. The same was true when prices were compared to 2018 YTD. October 2019 shows Maury with a price increase over the prior year of 34.4%, Cheatham at 14.9%, and Williamson at 12.8%. YTD these same counties show 12.9%, 8.0%, and 7.8%, and no county was less than 4.4%.
Oct 2019 Closed Sales, while slowing, still finds all counties except Davidson reporting higher units than last year for the month. YTD, only Davidson, and Rutherford reported fewer units than in 2018.
Available inventory going into November showed little change in any county and months of supply remained steady. It’s interesting to note that on a YTD basis, only Montgomery had fewer DOMs. All other counties report more days on the market compared to the same time. The DOM ranged from just 1 day to 10 days more YTD.
New Home Sales to Total Homes Sold is seeing little change from prior months. Three of the 9 counties have close to 30% new construction sales, and the other counties report a low of 12.2% in Robertson to 28.3% in Maury. Williamson has increased to the highest at 33.3%.
