Nashville Area Real Estate Market Reports September 2020

SEPTEMBER 2020 MONTHLY MARKET REPORTS

SEPTEMBER Sales Results were higher than SEPT LY in all the counties in the month and on a YTD basis. This month Williamson posted the highest increase for the month with a 23.7% improvement spurred by 15 sales over $ 2 million. YTD the ranges are 13.7% inc. in Robertson and Wilson with a low of 5.4%.
 
Unit Sales in September 2020 showed a decrease in closed units only in Maury. YTD Davidson and Maury had fewer sales than the prior year. Sumner, Robertson, and Montgomery each closed more sales YTD by 10% or more.
 
Available inventory going into October was less as Sales have absorbed the inventory quite readily and left fewer homes in all counties compared to the prior month. Supplies range from a low of 0.7 months in Rutherford to a high of 1.5 months in Davidson.
 
New Home Sales Percent to Total Homes Sold showed some minor differences compared to prior months. Wilson is the highest with 30.9% classified as new homes of the 2526 total homes sold.
