2018 has ended, but the growth in Average and Median Sales Prices in Middle TN has continued to increase in all counties on this report. The percentage of increase in sales price compared to December 2017 ranged from a low of 3.7% in Sumner to a high of 14.1% in Robertson.
Closed Units in 2018 fell slightly below 2017 in all 7 counties, with Sumner closing 7.5% fewer homes in 2018 and Davidson closing just 1.6% fewer homes this past year.
Available inventory dropped slightly moving into January when compared to a month ago. Rutherford reports the lowest level at just 2.2 months of supply, while Maury reports the highest at 3.2 Mos.
New Home Sales Percent to Total Homes Sold remains consistent with prior months' reports. New home sales in Robertson were 13.6% of the total sold, while Maury now takes the lead with 32.0% of total homes sold being New Homes.
