MARCH 2021 MONTHLY MARKET REPORTS

March 2021 Avg. Sales Prices continue to be higher in all the counties, as do the prices on a YTD basis. All counties have double-digit increases in price on a YTD basis. The range is 12.2% to 29.0% improvement. Median Prices increased YTD over 2020 ranging from 9.5% higher to 15.8% higher.
 
Unit Sales in March 2021 show four counties with fewer closed units. YTD five counties showed declines in Units Sold. The range is 25.7% lower in Cheatham and 3.9% lower in Rutherford Co. Available inventory going into April is critically low. Seven counties have just 3 to 5 weeks of inventory when UC-Showing is factored out. The number of days on the market in March showed 23 or fewer days. YTD through March shows DOM at 25 days for Maury and 12 DOM for Rutherford.
