The AVG. SALE PRICE in JULY continued the double-digit increase over July last year as did all counties on a YTD measurement as well. Rutherford was the highest at 27.8% and 29.2% respectively, while Cheatham was the lowest in July and on a YTD basis.
Unit Sales in JULY continued to decrease fairly substantially again in all counties. YTD through JULY now shows decreases of -14.3% in Williamson. Davidson Rutherford, and Sumner all show decreases YTD.
Inventory supply going into AUGUST has increased the last 2 months due primarily to the decrease in sales activity over that same time frame. Three counties have 2.1 months of supply, and all others range from 1.3 upward.
The number of Days on the Market in JULY vs. JUNE increased by 1 or 2 days in most counties. Williamson was the lowest with 9 DOM, ranging upward to 16 days in 2 counties.
New Home Sales continue to be as high as 36.1% in Wilson, and 16.4% in Cheatham. New homes ranged from 25% of all homes sold during the last 12 months.
