JULY AVG. SALE PRICE continued to move upward with all counties showing double-digit increases for the Month and YTD. The range of increase YTD is a low of 17.7% increase in Davidson and a high of 35% increase in Williamson. Median Prices increased YTD with the lowest at 14.6% and the highest at 23.1%.
Unit Sales in July had a notable decrease in units sold in all but Montgomery County. On a YTD basis, 3 counties show decreases compared to the same time frame Last Year.
Available inventory going into August remains critically low, but both Robertson and Cheatham reached 1.1 months of supply. Most counties remain at 0.5 to 0.7 months of supply.
The number of Days on the Market was less by one day for most counties compared to June. Davidson's DOM was 12. All other counties ranged from a low of six days to a high of ten days.
