February 2017 Market Reports

Sales prices in all counties increased in February over Feb. 2016. Sumner and Robertson both have double-digit increases for the time frame. The balance of the counties showed increases of 7.4% to 9.7%. However, prices dropped below Jan. 2017 levels in all counties except Williamson. Rutherford remained flat compared to last month.
 
Unit Sales in February 2017 vs. February 2016 were up in five of the 7 counties. Maury had an increase of 27.5% and Davidson increased by 5.1%. Rutherford and Robertson both dropped below Feb. 2016. The 7 county total has an increase of 6.2% over last year.
 
Inventory is still low. Williamson and Rutherford had slight increases in Months of Supply compared to last month. All other counties remained the same as last month. The Under Contract-Showing numbers are not in this calculation.
 
New Home Sales compared to Existing Home Sales continue to hover between 21% and 26% in most counties. Williamson still reports the highest percentage at 35.6% of total SFH sales. Robertson is lowest at 9.9%.
